How do I apply for an apartment? +
Find the apartment you're interested in on our vacancies page, click "Apply Now," and complete the online application through our portal. Application fees are $50 per adult. Decisions are typically made within 24–48 hours of a complete submission.
What do you look for in an applicant? +
Standard tenant screening: monthly income of roughly 2.5–3x the rent, satisfactory credit, verifiable employment or income, and positive rental history. Co-signers are accepted for applicants who don't meet every criterion on their own.
Can I tour an apartment before applying? +
Yes. All tours are scheduled directly — reach out through the contact form or call us, and we'll set up a time. We also offer virtual walkthroughs for out-of-town applicants.
How do I submit a maintenance request? +
Current residents should submit all non-emergency maintenance requests through the resident portal. You can attach photos directly to your request. For emergencies — flooding, no heat, no power, lockouts — call the 24/7 emergency line listed in your portal.
What's your pet policy? +
Pet policies vary by property. Most apartments allow cats, and many allow small-to-medium dogs. Check the individual listing for pet rules, or ask during your tour. Pet deposits and monthly pet rent may apply.
How do I pay rent? +
All rent is paid through the resident portal. You can set up automatic recurring payments or pay manually each month. Payment methods include ACH bank transfer (no fee), debit card, and credit card.
When will I get my security deposit back? +
California law requires deposits to be returned within 21 days of move-out, along with an itemized statement of any deductions. We process refunds promptly and send them electronically whenever possible.
